Zoning a 5 Acre Lot
Q: I am preparing a 5 acre plot for a manufactured housing community and I am wondering how many homes are the legal limit per acre and what else is required to establish such a community. I have asked others in the industry, but they are tight-lipped as to what is required. Where else can I go to obtain factual information?
A: You need to go to the Building & Planning department
of your local jurisdiction (city or county) and check the zoning
on your property. That will tell you if it is zoned for your intended
purpose as well as other details such as building setback and
landscape requirements. That will tell you how many pads you can
put on the property.
If it is not zoned for a mobile home community, you will need to get it rezoned, if possible. Once again, ask your Building & Planning Department to tell you all the steps necessary to get that done. You may choose to do all the legwork yourself, or contact a civil engineering firm to help you with the site plan and all the other preparations necessary to get it approved and ready to develop into a mobile home community.
