Crawl Space Excavation
Q: My wife and I are having a home built, but the builder only offers a half basement with a 600 square foot crawl space, which can be used as nothing more than a storage area. Rather than miss out on that potential living space, I'm wondering if it is possible - without incurring a huge expense - to have the crawl space excavated.
I've discussed it with the builder but it's a tract home and they simply won't do it. Knowing that I won't be able to get another contractor to do it during the original construction, what can be done once the house is completed?
A: You're in a bit of a fix. I don't know why your builder won't build you a full basement but he must have his reasons. You have to remember, he owns the lot and the house until you make settlement with him and title passes. If he won't allow it, there isn't much you can do.
Two things to consider. First, he stands to make additional profit if he sells you a full basement so try to find out why he won't do it. Perhaps the water level is high or the ground is unsuitable.
If he can't come up with a good reason and other homes in the area have basements, consider having it done after settlement. A qualified masonry contractor can handle crawl space excavation for you. There should be no problems with the foundation or structural support of your home as long as the work is done properly.
Keep in mind however, that excavation would be a lot more costly to do after the house is built than during construction. If you can't come up with a good reason why your builder won't build you a full basement, you may want to rethink your buying decision.
