Effects of Cracked Foundation
Q: We have detected several cracks in our cement foundation. Our vinyl flooring is puckering. Is this a serious problem?
A: Thanks for your inquiry. I am afraid you are facing
quite a serious problem. Because your foundation supports your
entire house, and cracks allow water to penetrate, many other
problems may have been created. I suggest you get this taken care
of as soon as possible because waiting will only increase the
possibility of it getting worse.
You will need the services of a structural engineer to assess the situation, recommend a scope of work and submit his calculations to apply for a permit to repair the foundation.
Then you will need an experienced general contractor to implement the engineer's plan to fix the foundation, as well as, make any other necessary repairs to your home.
Although it is up to you to decide whether to hire the engineer or general contractor first, it may be easier to hire the contractor first because he will be doing most of the work for you and probably already knows an engineer with whom he can work.
